In the current climate of rising interest rates and stricter controls on credit, there is more demand than ever for affordably-priced housing — and Cape Town’s Northern Suburbs continues to deliver, resulting in ongoing demand across all price ranges.

The high demand for both sectional title and freestanding homes has resulted in a need for larger premises, says Pam Golding Properties’ area manager for the Northern Suburbs, Maureen Nel.

Highest property demand includes the following suburbs: Welgemoed, Welgedacht, Kanonberg, Van Riebeekshof, Tygerberg Hills and Blomvlei, as well as sectional title units at the Tyger Valley Waterfront.

Value for money

“The bottom line with the Northern Suburbs is value for money,” says Nel, “as well as the attractive lifestyle, access to major highways, and the wide variety of homes on offer."

The Northern Suburbs have something to offer everyone from the young professional seeking his first bachelor flat, to young couples wanting a family home they can grow into, and leading businesspeople wanting hi-tech luxury.

"Across all suburbs the highest demand in the price range from around R1.8-million to R3.2-million, especially in Brackenfell, where sales are booming. In Goodwood, sales are moving brusquely at around the R1-million mark. And then there’s the sale in the higher price range, including an original Durbanville farmhouse sold to a Gauteng couple for R3.885-million, and a home in Van Riebeekshof sold to a local buyer for R6.1-million.” says Nel.

In total, the areas surrounding Welgemoed have seen sales in excess of R20-million over the past three months, indicating the consistently high demand for homes in this popular area, says PGP’s MD for the Western Cape metro region, Mick Joyce.
